Many homeowners ask the same question when starting a new build or home remodeling project:
“Who should be hired first, a designer, a builder, or an architect?”
In my five years as an interior designer, I’ve watched many projects unfold from start to finish. Every project is unique. The size, location, and budget all matter. However, the order in which professionals are hired can make a huge difference.
Surprisingly, not every home project requires an architect. In many areas, licensed contractors can draw residential plans for single-family homes. These plans can often be submitted for building permits without involving an architect. Here is a general listing by state of where an architect is required to get a permit for single-family construction projects. But be aware that there are sometimes different requirements by specific county. The best way to know whether a licensed architect will be required for your home building or remodeling project is to call the building department at the offices of your city.
Every home build or remodel will need a builder or general contractor. Contractors handle all construction tasks, framing, plumbing, electrical work, and installation.
For that reason, many people assume a contractor should be hired first. It sounds logical, but that choice often leads to problems later.
When hired first, a contractor may provide a rough estimate based on past projects. But at that stage, many important details such as layout, cabinetry, finishes, and lighting, haven’t been decided yet. Once those design decisions are made, the price can rise dramatically.
By that time, homeowners may already feel stuck with the contractor they chose. Unfortunately, this can create tension, delays, and budget surprises. For accurate pricing, design should always come first. Without complete plans, contractors can only guess. Therefore, it’s best to hire your design team, an architect and an interior designer, before hiring a builder.
If your state or county requires an architect for single-family home projects, an architect should be your first hire. Even if not required, an architect is recommended when a home’s architecture and design are priorities.
During the planning phase, an architect will:
After your architectural plans are complete, it’s time to bring in your interior designer.
An interior designer ensures your architect’s vision is enhanced and made livable. Design choices must work together, both aesthetically and functionally.
During this phase, an interior designer can:
Interior designers think through every detail before construction begins. This allows the builder to work from clear, complete, and coordinated plans.
Once your design plans are finalized, it’s time to hire a general contractor. Builders can now review detailed drawings and material specifications. Because everything has been decided, they can provide an accurate bid and construction schedule.
It’s common to get multiple bids. That way, you can compare costs, timelines, and experience. At Collins and Co Interiors, we work with many reputable builders in central Florida. We’re always happy to recommend trusted professionals. Most architects can also suggest reliable contractors who meet high standards of craftsmanship.
Throughout the construction process, your interior designer stays involved. They help solve issues quickly and confirm that the builder’s allowances match your expectations. Too often, allowances are set unrealistically low. With a designer’s guidance, unexpected costs can be avoided later.
Many homeowners wait too long to hire a designer. When that happens, several important decisions have already been made. While a designer can still help, the options may be limited. By hiring early, every detail, from lighting to layout, can be planned together. This coordination saves time, prevents mistakes, and helps your home look and feel cohesive.
An early design partnership also helps homeowners decide where to splurge and where to save. It ensures both beauty and practicality throughout the project.
At Collins and Co Interiors, we specialize in new construction, large-scale renovations, and kitchen remodels.
